For many buyers relocating to Georgetown, the neighborhood amenities matter almost as much as the home itself.
You may be looking for new construction, but you also want places to walk, a community pool and an HOA that helps maintain shared amenities and common areas.
Georgetown has several master-planned communities that offer this combination. However, they are not interchangeable. Home prices, tax rates, HOA fees, builder options, location and the extent of the amenities can differ considerably.
Here are five Georgetown communities to consider if your wish list includes:
• New-construction homes
• A homeowners association
• A neighborhood pool
• Walking, hiking or biking trails
This is not a ranking. The right fit depends on your budget, preferred location, commute, home style and monthly housing costs.
Wolf Ranch is one of Georgetown’s most established master-planned communities offering active new construction.
The community includes two amenity centers with pools, fitness and recreation spaces, parks, green space and an extensive trail network. Wolf Ranch reports approximately 16 miles of active trails, with additional trails planned, including access to portions of the Georgetown Regional Trail along the San Gabriel River. Multiple builders continue to offer new homes and move-in-ready inventory within the community.

• Extensive paved and natural-surface trails
• Multiple active new-home builders
• On-site HOA management
• Access to parks, fitness facilities and shared recreation areas
• Convenient access to Wolf Ranch Town Center, Highway 29 and Interstate 35
Wolf Ranch homes may carry a higher purchase price than homes in some communities farther from central Georgetown. Prices, tax rates, HOA obligations and lot premiums can also vary between sections.
Buyers should compare the complete monthly payment rather than looking only at the builder’s advertised base price.

Parmer Ranch is a newer master-planned community located off Williams Drive in northwest Georgetown.
Its amenity center includes a pool, fitness and gathering spaces, covered outdoor areas and recreation courts. Parmer Park provides approximately 10 acres of open space, playscapes and an extensive paved trail system. New-construction and move-in-ready homes continue to be offered by several builders.

Parmer Ranch is still developing, so buyers should expect some ongoing home construction and changes as future sections are completed.
It is also important to consider how the location works with your regular commute and the places you visit most often. A route that looks short on a map may take longer during peak traffic periods.
Parkside on the River is a large master-planned community located along the South San Gabriel River corridor.
The community offers new homes from multiple builders, a neighborhood pool, an amenity center, open space and trails. Its location also provides access to nearby outdoor recreation, including Garey Park and its trail system.

Parkside on the River covers a large area, so location within the community matters. The distance to Georgetown shopping, Interstate 35 and other daily destinations will vary depending on the section.
Buyers should also ask whether trails, amenities and roads shown on a community plan are currently complete or part of a future development phase.
4. MorningStar
MorningStar is a master-planned community west of Georgetown with continued new-construction opportunities.
Amenities include two resort-style pools, splash areas, a dog park, a fishing pond and more than 75 acres of open space. The community also includes hiking and equestrian trails with exercise and rest areas. Current builder inventory remains available, although the number of builders and homes may change as the community moves closer to completion.

MorningStar is located farther west than some Georgetown communities. Buyers commuting toward Round Rock, Austin or Interstate 35 should test the drive at the times they expect to travel.
Property-specific tax rates and special district assessments should also be reviewed carefully. A lower purchase price does not always result in a lower monthly payment.
Crescent Bluff is a newer Georgetown community located near the San Gabriel River.
The community includes an HOA, a pool, an amenity center, pocket parks and a river-oriented trail system. New-construction homes are currently marketed by builders including Pulte Homes, Chesmar Homes and GFO Home.

Crescent Bluff has a smaller overall amenity package than some of Georgetown’s largest master-planned communities.
Some properties may also be located within a municipal utility district. Buyers should verify the tax rate, HOA dues and any applicable special district obligations for the individual property before making an offer.
It is easy to become distracted by model-home finishes, builder incentives or a beautiful pool.
Those features matter, but they are only part of the decision.
Before choosing a community, compare each option based on:
• Total monthly payment
• Property taxes and special districts
• HOA dues and restrictions
• Builder reputation and warranty process
• Commute and transportation routes
• Distance to your regular destinations
• Current versus planned amenities
• Lot size and maintenance requirements
• Ongoing construction
• Available floor plans and homesites
You should also review the HOA documents before purchasing. HOA rules can affect fencing, parking, exterior changes, landscaping, leasing and how community amenities may be used.
When you visit a model home, the sales representative works for the builder.
You are allowed to have your own real estate agent represent you during the new-construction process. Your agent can help you compare builders, evaluate incentives, understand costs that may not be included in the advertised price and coordinate independent inspections.
In many cases, the builder requires your agent to accompany or register you during your first visit. It is a good idea to contact your agent before touring model homes or submitting your information online.
There is no single best Georgetown neighborhood for every buyer.
Wolf Ranch may stand out for someone prioritizing an extensive trail system and central Georgetown access. Another buyer may place greater importance on home price, western Georgetown, river access or the availability of a particular builder and floor plan.
The better question is:
Which community gives you the best combination of home, location, amenities and monthly cost for the way you plan to live?
